The ‘Old Tuscan’ is a smaller and simpler house design, focused on a more mature family, with adult children no  longer at home. The naming convention, distinguishes it from the Tuscan, by its less ornate design, utilizing the stucco and rock found in the designs in Northern Italy, but limiting the added touches of architectural stone, ceiling treatments and columns found in the Tuscan designs used on the Central Coast. (It is understood that non-of these Tuscan labeled designs are accurate and are far better constructed and finished to a much higher level than true Tuscan villas – which most likely would not sell well here).

The Old Tuscan is approximately 3,500 square feet and can be purchased with a guest house to accommodate visiting adult children, friends or family members. The main house also has a second bedroom suite, in a separate wing, for a live in guest or visiting guests. The guest house, 660 sq ft, has one bedroom, a laundry, kitchen and family room and will match the main house Tuscan design.

The main house is an open family kitchen design, with an vaulted ceiling and wooden beams. In the central outdoor patio area, off of the family kitchen, will be a covered outdoor kitchen and entertainment area. The family room will separate the Master Suite from the guest suite, the entrance to the Master Suite is through the Master Foyer. The Master Foyer leads to the Master Bedroom and to an office/home gym, and contains a full bathroom. This office can also be used as a bedroom, if desired, given its easy access to the full bath.

In the Guest Wing, there is a studio with large walk-in storage closet for supplies and hobby storage. This studio is designed to be used as an art-hobby room, but can be used as another office or bedroom. The Studio is located in a “tower” and will have high windows for maximum light and 12′ ceiling. The guest wing has its own exit to the garage area, perfect for live-in help or independent guests.

This very practical floor plan has extra storage areas, something lacking in most home designs today. The laundry room is designed with a work space and giant closet for storing those items needed to maintain the house or support a business or hobby. In addition to an outside toilet for the gardener in the family, a dog wash sink/wet hanging rack and extra freezer area are included in this utility area. The three car-garage is oversized, fitted with storage cabinets and is complete with a separate work shop.
